Evictions Ban Extended We had a feeling it was coming...

...and it has. An extension to the ban on evictions for a further 2 months, which will take the moratorium to a total length of 5 months.

With this, the Government has cemented it’s aim to ensure no one is evicted this summer as a result of coronavirus.

It has also set out new measures to protect vulnerable renters once this is all over.

This level of protection for renters and tenants is unprecedented, and will leave many people with mixed feelings.

On the one hand, it’s great to know that renters are being looked after, especially those who may be vulnerable.

We can, however, understand that this will be incredibly frustrating for many landlords.

Landlords are being asked to be patient, understanding and sympathetic (again) towards the situations of their tenants, and rightly so, but many have tenants who were already in arrears or experiencing financial difficulties, long before the arrival of COVID-19 and the imposition of the lockdown.

There are still ‘bad’ tenants as well, engaged in antisocial behaviours, vandalism and the like, costing landlords thousands of pounds. Landlords have their hands tied right now, and could be made out to be the ‘baddies’. This extension to the protection is a good thing in general, but it is open to exploitation.

The end product of all that could well be a catastrophic reduction in the availability of private tenancies going forward, as the prospect of being a landlord becomes less and less desirable.

We are where we are though, and here’s what it all means...

- This is emergency legislation, which means that landlords won’t be able to start proceedings to evict tenants for at least a 3 month period.

- There will be an extension to mortgage payment holdings (including for landlords whose tenants are experiencing financial difficulties due to the pandemic).

- £180 million worth of discretionary Housing Payments will be allocated to councils across the country to support renters with housing costs in the private and social rented sectors.

- Further guidance will be issued to help landlords and tenants work together to resolve issues at the earliest opportunity.

Like we said, there will be mixed feelings about this.
