Forfeiture is carried out by way of peaceful re-entry, typically outside of the tenant’s trading hours, to ensure the process is conducted lawfully and without confrontation. Our experienced Enforcement Agents manage the attendance, secure the premises, and ensure appropriate notices are served in relation to any goods remaining inside the property.

Where required, we arrange for a locksmith to attend site and change the locks at the time of re-entry.

If the tenant subsequently wishes to collect belongings from the premises within the notice period, we can arrange supervised access.

Our Costs

• Forfeiture of Lease: £450.00 plus VAT
• Locksmith charges: Billed at actual cost
• Specialist locksmith services (e.g. roller shutters or specialist commercial locking systems): Billed at actual cost

Where a tenant requests access to collect goods following forfeiture:

• £270.00 plus VAT for the first hour
• £90.00 plus VAT per hour thereafter

All additional costs will be discussed and agreed in advance where applicable.
